Terms of Service

Please read these Terms of Service ("Terms") carefully before using Keyzee ("the platform"). By creating an account or using any part of our service, you agree to be bound by these Terms.

1. About Keyzee

Keyzee is an online marketplace that enables homeowners ("sellers") to advertise residential properties directly to prospective buyers ("buyers") in the United Kingdom. Keyzee is a technology platform, not an estate agent, and does not act as an agent for any party.

2. Eligibility

You must be at least 18 years old and resident in the United Kingdom to use Keyzee. By registering, you confirm that the information you provide is accurate and that you have the legal right to list any property you advertise on the platform.

3. Accounts

You are responsible for maintaining the security of your account credentials. You must notify us immediately at Stuart.pecksen@gmail.com if you suspect unauthorised access to your account. Keyzee is not liable for any loss resulting from unauthorised use of your account.

4. Listing rules

Sellers who create listings on Keyzee agree that:

All information provided (price, description, photos, location) is accurate and not misleading.
They own or have legal authority to sell the property listed.
Photos and descriptions do not infringe any third-party copyright.
Listings will not be used to advertise properties that are not genuinely for sale.
They will respond to enquiries honestly and in good faith.

Keyzee reserves the right to remove any listing that breaches these rules or that we reasonably believe is fraudulent or misleading.

5. Buyer conduct

Buyers using Keyzee agree to:

Contact sellers only for genuine enquiries related to a listed property.
Not misrepresent their identity, financial position, or intentions.
Treat sellers with respect in all communications.

6. Free service and how Keyzee earns

Keyzee is free for both buyers and sellers. We do not charge listing fees or commission on any sale. We may earn referral fees if you choose to use one of our optional partner services (such as a conveyancer, mortgage broker, or removal company). Use of partner services is entirely at your discretion. Partner services are provided by independent third parties; Keyzee is not responsible for the quality or outcome of any partner service.

7. No estate agency services

Keyzee is a technology platform. We do not provide estate agency, legal, financial, or valuation advice. Any information on the platform (including AI-generated descriptions) is provided for general reference only and should not be relied upon. Always obtain independent legal and financial advice before completing a property transaction.

8. Property transactions

Any sale, purchase, or other transaction agreed between a buyer and seller is a private agreement between those parties. Keyzee is not a party to any such transaction and accepts no responsibility or liability in connection with it. You are responsible for instructing your own solicitors and carrying out appropriate due diligence.

9. Prohibited conduct

You must not use Keyzee to:

Post false, fraudulent, or misleading listings or information.
Harass, threaten, or abuse other users.
Scrape, copy, or republish platform content without our written permission.
Attempt to gain unauthorised access to any part of the platform or its infrastructure.
Use automated tools to interact with the platform (bots, scrapers) without prior agreement.

10. Intellectual property

The Keyzee name, logo, and platform design are our intellectual property. By submitting listing content (text, photos) to Keyzee, you grant us a non-exclusive, royalty-free licence to display that content on the platform for the purpose of operating the service. You retain ownership of your content.

11. Limitation of liability

To the fullest extent permitted by UK law, Keyzee's total liability to you for any loss or damage arising from your use of the platform is limited to £100. We are not liable for indirect, consequential, or economic loss. Nothing in these Terms limits liability for death, personal injury, or fraud caused by our negligence.

12. Termination

You may close your account at any time by contacting us. Keyzee may suspend or terminate your account if you breach these Terms or if we are required to do so by law. On termination, your listings will be removed and access to the platform will cease.

13. Changes to the Terms

We may update these Terms from time to time. We will notify you of material changes by email or in-app notice at least 14 days before they take effect. Continued use of the platform after that date constitutes acceptance of the updated Terms.

14. Governing law

These Terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
