We apply a local HPI adjustment
We calculate the local annual price growth rate from the data itself, then adjust every comparable sale to today's market value — so a sale from 3 years ago is properly scaled to current conditions.
We adjust for property type and bedrooms
Bedroom multipliers are specific to your property type: a 4-bed detached scales differently to a 4-bed flat. The confidence range is derived from the actual spread of local sales, not a generic ±10%.
